What to Expect During Your Roof Replacement

A practical guide to preparing your home and understanding the work ahead.

01 / THE PROCESS

Before we get started

Confirming the scope

Before your project begins, we’ll review the scope of work with you, including the roofing materials, colors, areas being replaced, and any additional work that has been discussed. If anything changes or needs clarification, we’ll communicate with you before moving forward.

Preparing your property

Move vehicles out of the driveway. Remove fragile or valuable items from walls and shelves, especially in rooms directly below the roof. Secure outdoor furniture, decorations, grills, and other loose items near the house. Keep children and pets safely away from the work area, and make sure we have clear access to the areas needed for the project.

Noise and vibration

Roof replacement involves removing the existing roofing and installing new materials. You can expect construction noise, hammering, movement on the roof, and some vibration inside the home. If you work from home or have young children, pets, or anyone who may be sensitive to noise, it’s a good idea to plan accordingly.

Protecting your home

Our crew will take steps to protect areas around your home during construction. This may include protecting landscaping, siding, windows, doors, and other areas around the work zone. Roof replacement can still create dust and debris, and some material may travel beyond the immediate work area. We’ll do our best to keep the site clean and controlled throughout the project.

Removing the old roofing

Once the existing roofing is removed, we’ll inspect the underlying roof deck. Sometimes, damage or deterioration that could not be seen before the old roof was removed becomes visible. If additional repairs are needed, we’ll take pictures and discuss them with you. Before completing the additional work, we will get your approval on a change order.

Maine weather and your schedule

Rain, high winds, snow, ice, or other unsafe weather conditions may require us to adjust the schedule. Your safety and the quality of the installation come first, so we’ll keep you informed if weather affects your project.

02 / THE PROCESS

During the project

What you may see

Our crew will work efficiently while treating your property with care and respect. You may see roofing materials, equipment, dumpsters, or other construction items around the property while work is underway. Please keep children and pets away from these areas. Roofing materials and construction debris can create hazards even when our crew is not actively working.

At the end of each workday

We’ll make every effort to keep the jobsite orderly and safe. Depending on the stage of your project, some materials or equipment may remain on site overnight.

03 / THE PROCESS

Finishing your project

Cleanup and final inspection

At the completion of the project, we’ll clean up the work area and remove construction debris. We’ll also perform a final inspection to make sure the work has been completed properly.

Communication throughout

If you have questions or concerns at any point during your roof replacement, please let us know. We believe you should always understand what is happening with your home and your project.
